Buying a new home is an exciting thing. It’s a chance to start all over again, or at least open a new chapter in your life. The place is full of potential, and you’re ready to make it your own. However, there are a number of dangers that could be present in your new home that you should check for and have addressed before you move in.

Nobody likes to think that their new home might be anything less than perfect, but a bit of extra care can ensure that your new place is a dream rather than a nightmare. Be on the lookout for mold, asbestos, termites and carpenter ants and a range of other new home hazards before you move into your new dream house.

  • New Home Hazards
    New homes can carry a number of hazards with them which are important to acknowledge and avoid before you move in. This will keep you and your family safe. Such hazards can include mold, asbestos, pest infestations, roof and structural issues and lead-based paint, among other problems.
  • Mold
    You would probably be amazed at how many homes have mold problems. It’s possibly the most common hazard faced in houses. It can be difficult to handle, but it doesn’t have to be the end of the world. Mold usually gathers where there is moisture—in basements, bathrooms and around plumbing, for example. Check for mold and have an abatement company take care of the issue.
  • Asbestos
    Asbestos is becoming less common in homes these days since current laws forbid its use. It may, however, still be present in older buildings. Asbestos becomes a problem when it is friable, which means it can break up and become airborne. It can sit in your lungs for decades before symptoms of illness show up. If your home was built before the 1970s, it’s a good idea to have it tested for asbestos and see about having an abatement service get rid of it properly.
  • Pest Infestations
    Most homes have wood frames, and wood frames are very attractive to pests like termites and carpenter ants. Your home inspector will look for signs of these pests, but you should have an exterminator take care of any problems you notice, and have the home’s structural integrity assessed if there is an infestation.
  • Roof and Structural Issues
    Far too many people ignore potential roof problems when they tender their bid. Loose shingles and poor roof conditions can be expensive to fix, and they’re vital to the integrity of your home. Make sure the roof is in good shape and, if it’s not, negotiate with the seller to get it taken care of before you move in. The same goes for potential structural issues like frame, plumbing and the like.
  • Lead-Based Paint
    Like asbestos, this issue is less common in the modern era, but it does sometimes crop up. Lead-based paint can be highly toxic and leads to many health problems. For the most part, lead paint is only an issue if it’s crumbling, so making sure that you safely remodel and repaint will handle the issue.
